Asset Rich, Cash Poor? Thinking Clearly About Your Property Portfolio
I spent years building a residential property portfolio. In 2018 I sold my property management business and began scaling back a portfolio of 47 properties. So when someone tells me their wealth looks good on paper but life feels tight, I know what they mean.
What asset rich, cash poor really looks like
Lots of equity, not much spare cash. The rent comes in, but so do mortgage payments, repairs, and tax and tenant calls. Most of your net worth is tied up in bricks, and you can't spend a spare bedroom. It's a common position for landlords who built up over many years.
The questions worth asking
What is the portfolio for? Growth, income, something to pass on? Is it still doing that job? How much of your time and headspace does it take, and what would you do with that time back? And the big one: if you had the cash today instead of the properties, would you buy the same ones again?
Why it's hard to change
Property is personal. You chose each one, you've fixed them up, some may have been your first homes. There's often a feeling that selling is giving up, or that you'll regret it if prices rise. Those feelings are real, and they deserve attention rather than being brushed aside.
It's rarely all or nothing
Reducing your exposure doesn't have to mean selling everything. It might mean letting go of the weakest performers, refinancing, or moving to a simpler setup. The right mix depends on what you want your money to do, which is why getting clear on that comes first.
Where I can help
I'm a financial coach, not a regulated adviser, so I won't recommend specific investments or tell you what to do with the proceeds. What I can do is help you work out what you want from your property, weigh up your choices calmly and build a plan you'll actually follow, with someone holding you to it along the way.
If you're at a crossroads with your property, thinking of selling up, passing it on or stepping back, I'm the person to come to. I've been there myself. I see people face to face in Cheadle, between Stockport and Manchester, and by video anywhere in the UK.
